How to get your MHADA Refund IF not Received

Introduction

MHADA – Maharashtra Housing and area development authority provides lotteries for MHADA building 20% scheme etc. every year for different income groups. So, every year lakhs of people opt for lottery in Pune, Mumbai, Kokan, Chatrapati Sambhajinagar and Nashik region and for each application applicant have to submit EMD amount which can be different as per region.

If we want to see the scale so for this year more than 2.15 lakhs of people applied for nearly about 4 thousand flats and hardly 1% of people seems to be lucky at end. So, Pune SEP2025 Lottery was very much talked due to number of times it got delayed and people had to wait for their hard-earned money 3-4 months than the original given date.

So, waiting for this much long for our money and it’s frustrating to see that we didn’t get any refund(EMD) in the official refund phase, SO in this blog we are going to see how we can apply for MHADA refund, where to contact, what is the procedure and what document we need. So, I have personally faced this issue so I am also sharing my experience through this blog.

MHADA REFUND PROCESS

If we see MHADA Standard process for Every lottery, they always mention timeline for whole lottery but in most of the time MHADA shift this timeline due to technical error faced by user like Not able to verify Domicile letter, Income certificate etc. MHADA generally have Below Steps.

  1. Application Start/Payment Starts – This will be official date from which Your able to apply for Various Flats also you free to handle EMD amount or you can pay it later. 
  2. Application Ends/Online Payment ends – Last date till people can fill application or pay EMD through Online Method
  3. RTGS/NEFT payment EndsIf you have selected RTGS/NEFT as payment option then you will get extra day to pay EMD amount.
  4. Draft/Final Application Publish: MHADA first Publish Draft list and Dismiss some applications if you submitted any wrong document and if you want to correct it and eligible for lottery then you have to make correction and again official will see at your application and publish final application list. This also contest how many people have applied for any scheme.
  5. Lottery and Refund– MHADA decides the date for lottery draw after publication of final application list. If you do not get any flat, then MHADA will start processing refund un a period on 1 or 2 weeks.

As we can see Refund is the last step, so we have to wait until  all other steps are completed if we see the Pune Sep 2025 Lottery Application end date shifted multiple times due to technical reason again lottery date delayed due to elections and technical delays. 

Mode of Payment and Refunds

Mode of Payments -For every successful application you need to fill EMD amount within the timeline of Start of the application to end of RTGS/NEFT option and for this payment you get number of payment option like,

  • RTGS
  • NEFT
  • Credit Card
  • Debit Card
  • Net Banking

Refund of EMD (Earnest Money Deposit) you need to fill the separate form where you need upload Cancelled cheque of your bank account So make sure the account details your keeping are correct and bank account still active and reduce your office visits for refunds. Below are the details required for Mhada refund section. 

  • Bank Account Number
  • Name as bank acoount

  • Bank Name
  • Branch Name
  • Nominees details

Refund Amount

EMD (Earnest Money Deposit) vary by MHADA regions like Pune, Mumbai, Kokan, in come groups like Economically Weaker section (EWS), Low Income Group (LIG), Middle Income Group (MIG) and High-Income Group (HIG). IF we Take an example of MHADA pune then Below is the Breakdown.

Note – This is not the final amount you need to pay Application fees with 18% GST for each application. E.X For EWS category in MHADA Pune you need to pay 20000 Rupees as EMD and 708-rupee additional as an application fee and GST.

Options to check MHADA Refund Status

MHADA usably process refund in 15 days after the results of lottery or on the day they have officially mentioned for refund. So, if you have not got refund still the date then it’s better to see for below options for MHADA refund. as of now I am not able to see any option in MHADA website and app, but we can confirm the refund by the below options.

  1. Check Email/Messages –
    Once MHADA process the Refund we usually get message/Email from the bank for transaction to your account. From this message you can easily identify its mhada refund by amount value or from name mentioned from whom we received money.
  2. Check your Bank Statement
    Check the Bank statement for the month on which it was expected to be get mhada refund. It may be happened like you would not always get transaction messages from bank so it better to check account statement for the Account number we mentioned for refund.
  3. Contact concerned MHADA office. 
    If you do not see the transaction in bank account, then you should contact mhada office through helpline number they will assist you either with Raising issue or tell to visit Office with Document.

If you want to have faster support, then you should visit Mhada office instead online grievance can take times and sometimes grievance system won’t be work always.

 

What TO do if didnt get a refund

If you checked all the options to see refund status and you came to conclusion that you didnt got a refund then below are the two option you have to procede further to resolve issue. 

1. Raise Online Complaint for MHADA Refund

Might take longer than two weeks for the refund to show up. When it does not appear by then, head over to the MHADA housing website to file a complaint instead. This option can take some time to resolve mhada refund 

Once you are inside the MHADA portal, click on Raise Grievance. The form usually asks for the following details:

  1. Select Board – Choose the board under which you applied (Mumbai, Pune, etc.)
  2. Select Grievance Type – Choose Payment.
  3. Select Lottery – Choose the relevant lottery scheme
  4. Select Application – Select your application number
  5. Subject – Write something like Refund Not Received
  6. Description – Explain your issue clearly. You can mention your application numbers, how many applications filled, for how many application you received refund and how many you didn’t received refund. Also, you need to mention
    1. Account Holder Name
    2. Bank Name
    3. Bank Account Number,
    4. IFSC code
    5. Branch name
  7. Submit Supporting Documents: 
    Below Documents you can submit with Grievance
    1. Application Form
    2. Payment Receipt
    3. Cancelled cheque
    4. Adhaar

2. Visit Respected MHADA Office.

Online application is an easy and time saving option as you don’t need to take a leave or some time from your work to visit office but if your need money as earliest then visiting office will be the best option we have.

Before coming to office its always be good if you check your bank statement to be quite sure you didn’t get refund already. For refund process you need to fill application form where you need to mention 

  1. Account Holder Name
  2. Bank Name
  3. Bank Account Number,
  4. IFSC code
  5. Branch name

With the application you also need to provide the supporting documents to it which are listed below, also I am attaching the exact application from which you need to fill.

My Experience

I have tried to resolve issue first raising grievance but due to technical error i am not able to raise it, Even with Success I dint got any feedback for weeks then I had contacted Mhada office and they told me to visit office with required documents and as Online grievance system was not working. I have then visited MHADA office with application forms, adharcard and completed process there.
